Innovative Pressure Differential System by SMAY in the prestigious The Portal development in London

We are proud to announce the start of our collaboration on the “The Portal” project in London. Our British partner, Vent Engineering, will be carrying out the construction of a 36-storey, 120-metre residential building located in the North Acton district. This prestigious development on the British market will feature the Innovative Pressure Differential System by SMAY.
The Portal 120-metre residential tower in North Acton, London
This project will create 350 new apartments, community spaces, and unique shared areas, transforming the character of this part of the city. SMAY technology, supported by machine learning, ensures that residents of prestigious buildings can feel safe regardless of external conditions.
SMAY developed the smoke control system design, while Vent Engineering is leading UK supply, installation, and commissioning to full compliance standards.
Solutions implemented in The Portal project
Our solutions for The Portal include, among others:
• 54 iSWAY units, including 27 specially designed standby units for this project,
• a system that completely mitigates the stack effect in stairwells and lift shafts,
• the fastest-adapting system for the lobby,
• mechanical air release paths for corridors that additionally clear them of smoke,
• top-class EIS120 smoke control dampers and a complete control system,
• a set of pressure differential devices compliant with BS EN 12101-6, with the project concept executed according to BS EN 12101-13.
Why do we want you to hear about this?
Fire safety in high-rise buildings over 60 m depends on taking into account several additional factors, such as the stack effect. In this project, there was no room for compromise. It is a model example of how to go beyond standards and put the safety of future residents first. We are proud of it!
As part of our consultancy, we provided support in:
design concept development,
airflow calculations,
selection of devices and their parameters,
CFD simulations,
preparation of technical documentation.
Our appreciation goes to CJ O’Shea Group for their confidence in our consultancy and to our UK partners, Vent Engineering, whose expertise ensures successful implementation.
This project highlights the strength of collaboration between SMAY and Vent Engineering – advanced design paired with trusted UK installation and compliance.
