The iSWAY NX-FC represents the next step in the development of SMAY pressure differential systems for escape route protection. The new generation compact pressurisation unit is particularly well suited to:
- stairwells, fire-protected lobbies, and lift shafts,

- projects requiring minimal plant space whilst maintaining the highest safety performance.

iSWAY NX-FC in The Portal, London
This 120-metre high-rise comprises 350 residential apartments. Escape route protection is provided by a total of 54 iSWAY units, including 27 purpose-designed standby units. This project exemplifies a scheme where scale demanded not only performance, but also system redundancy and absolute reliability.
How to ensure safe evacuation in multi-storey buildings?
In modern high-rise and large-footprint buildings, it is essential to ensure:
- the required overpressure across closed doors,
- the required airflow rate across open doors,
- control of excessive pressure build-up to ensure escape doors can be opened.
Pressure differential systems provide safe evacuation conditions in stairwells and lift shafts during a fire – creating a barrier that smoke cannot cross.
What role does the iSWAY unit play in a pressure differential system?
The iSWAY NX-FC is a key component of the Safety Way pressure differential system. It is responsible for generating and precisely maintaining overpressure in stairwells, fire-protected lobbies, and lift shafts during a fire.
Its functions include:
- Supply of pressurisation air – generates the required overpressure across closed doors.
- Stabilisation of conditions when doors are open – dynamically increases airflow to prevent smoke ingress.
- Control of maximum pressure – prevents excessive pressure build-up that could impede the opening of emergency doors.
- Continuous parameter monitoring – maintains the required values in accordance with the design through differential pressure measurement and inverter control.
In practice, the iSWAY serves as the “heart” of Safety Way the pressure differential system – the effectiveness of stairwell protection in high-rise and large-footprint buildings depends on its response and stability.
As part of the Safety Way system, it works in conjunction with automation, sensors, and the control system to form a complete, scalable smoke protection solution.

How does the iSWAY NX-FC operate?
1. Fast control response (< 3 s)
The unit dynamically adjusts airflow when emergency doors are opened, ensuring stable overpressure and safety along escape routes.
2. Durable Magnelis® construction
The Magnelis® steel casing provides significantly higher corrosion resistance than galvanised steel, resulting in a longer service life and stable performance in demanding environmental conditions.
3. Precise regulation with predictive (adaptive) algorithm
Continuous differential pressure measurement and inverter control maintain the required parameters even as building airtightness changes. The system “learns” the building’s characteristics during operation.
4. fireBUS loop communication
Communication remains continuous even in the event of a single cable fault, enhancing the reliability of the fire safety installation.
5. Integrated accessories (combined air intake and damper)
Combining two components into one simplifies selection and installation, reduces the number of components, and minimises the risk of installation errors.
6. Automation adapted for external installation
FIRE MODE, the Anti-Frost option, and extended control panel variants increase system resilience under fire and environmental conditions.
7. Reduced installation and commissioning time

8. SELFTEST function
